Charlie Chupp, Jr. is the Chief Executive Officer of Fading West, a development and manufacturing company providing products and services to assist other developers around the region increase the volume and velocity of residential and commercial housing projects using modular/off-site construction systems. Fading West’s first development, The Farm at Buena Vista, a 218 unit development in Buena Vista, Colorado, has been a testing ground for its products and services and is the most affordable single-family home currently offered in Colorado.

As the former CEO of Load King Manufacturing in Florida, Charlie spent 20 years manufacturing and general contracting over 4,000 foodservice stores across the US and Canada. With clients such as Starbucks, Einstein Bros Bakery, Safeway, Kroger and others, Load King delivered and installed turnkey, off-site built stores using systems that reduced standard times to open by over half.

Through the application of Toyota’s Production System, commonly called “Lean” in the US, Fading West is focused on bringing the same speed and value to the national housing crisis with a particular focus on essential workforce buyers.

Before founding Fading West 4 years ago, Charlie studied business at the University of Florida and the University of North Carolina at Chapel Hill and, somewhat strangely, Physics at the University of North Florida.

Charlie and his wife Mary live in Buena Vista, Colorado with their 4 kids. When Charlie is not designing new factories and thinking about Lean systems, he spends time surfing on the river next to his house, riding his BMW motorcycle up in the hills or sharing wine with friends. His next adventure is a new wine bar opening on Main Street Buena Vista this summer.
